Buying off-plan means buying from a brochure. We built a platform where a buyer walks through their specific unit, sees the actual Dubai skyline from their exact floor and orientation, switches finishes and time of day, and where the developer sees which buyers are serious.

Built by MornningStar for mid-sized Dubai developers, on a real tower with 21 unit types and a 77-page brochure as the pilot. Large developers have expensive show-flat technology; mid-sized ones usually have a PDF.

Challenge
Two hard parts. Getting the view right: a buyer on the 55th floor facing north-west must see exactly what they will see, not a stock skyline. And getting the geometry out of a brochure automatically turned out to be unreliable, so we built a fast human-checked step instead.
What we built
- Photoreal room views generated from the brochure’s floor plan, keeping every wall and window where the plan says it is
- A live 3D city view behind the windows, from the unit’s true floor height and compass heading, checked against real landmarks
- Finish and time-of-day switching so buyers can picture their home, not a show flat
- A tracing studio that lets a person set up a unit type in minutes with accuracy checks built in
- Per-room intent tracking: which rooms buyers linger in, which finishes and prices they open, scored into a lead signal for the developer’s CRM
